Before the Boxes: A Room-by-Room Decluttering Plan

The NEST moving-prep series: a six-week decluttering plan that keeps your home show-ready while you pack, from the garage to the china cabinet.

No. 06 · Before the Boxes

Before the Boxes is the NEST series about the weeks leading up to move day. The first and most important chapter is decluttering: a home that has been edited shows brighter, photographs better, and sells faster, and the same work makes your move lighter. Here is the six-week plan I share with almost every selling client.

Why decluttering comes before staging

Stagers cannot do their best work in a crowded home, and buyers cannot picture their life in yours. Decluttering is not about empty rooms. It is about removing enough that each room reads clearly: here is the living space, here is the storage, here is how good light moves through this house.

The six-week rhythm

  • Weeks 6 to 5: start where buyers rarely look first. Garage, basement, attic, and storage closets. These are the spaces that make a home feel oversized or cramped.
  • Weeks 4 to 3: tackle the rooms you use every day. Kitchen counters, pantry, linen closet, and bedroom wardrobes. Keep only what you will use before move day.
  • Week 2: run a deep clean and start editing furniture. Remove pieces that crowd a room; fewer, better things show better.
  • Week 1: daily resets. Beds made, counters clear, dishes done every night. Leave a clear packing lane so boxes stay out of photography lines.

Sort everything into four piles

Have four boxes or bins per room and label them Keep, Donate, Sell, and Toss. Keep is only for what you will genuinely use before closing and what is coming to your next home. Donate and Toss can leave the house this week, which is the whole point. Sell is for the handful of things with real resale value, and it pays to be fast: list them early or let them go.

Packing tips that keep showings camera-ready

  • Pack non-essentials first and store packed boxes out of sight, in the garage or a storage unit, never stacked in the living room.
  • Keep one large box for the last week: daily dishes, toiletries, and a few changes of clothes.
  • Label every box with room and contents on two sides. Your movers and your future self will thank you.
  • Photograph or list anything with sentimental or resale value before it disappears into tape and cardboard.

If you're buying and selling at once

Decluttering is even more valuable when you are moving up: it forces the real conversation about what fits your next home before the truck arrives. Pair this plan with the Move-Up Playbook for the full buying-and-selling timeline.

"A decluttered home tells buyers two things: this house is loved, and this move is happening. Both of those make an offer happen faster."
